Professional Photography, Videography & Drone Footage

The team at Birdhouse Media is literally the best in the business in Toronto! Having incredible photographs of your home is possibly the most important part of marketing your property. It’s what will attract all the views and get the most people through the door! Most homes sell before a buyer even sets foot in the home -they fall in love through the beautiful photography. We will also include drone footage to showcase estates and some ravine properties.

Our Home Prep Team

(we cover up to $1000 for condo or house up to 1.2M / $1500 for house) Depending on your needs, we have at our arsenal a team of professionals to bring out the best of the interior and exterior of your home! Including: handymen, painters, landscapers, cleaners, window cleaners, junk removal, general contractors, and electricians.

Fresh Flowers

We believe fresh flowers bring vibrance, nature and a pop of colour to your home. To bring a finishing touch to photography, we will deliver flowers on photo day from one from our favourites in the city!: Wild North Flowers, Euclid Farms, Pictus Goods, or flur

Best in Class Staging

Home Staging is essential when it comes to selling your home in Toronto. It helps buyers envision living in the space and assists in bringing out the absolute best in your home. Statistically it can increase the sale price of your home by 5-10%. We will cover the first month of staging costs (depending on the size of your home, this is approximately $4500-$6500/month in value).

Moving & Storage

We can arrange to have professional movers safely transport your personal items not used in staging to an insured and secured storage facility of your choice for the duration of the listing period. We will arrange for these services and/or recommend the best options, but we do ask our clients to pay for movers and storage fees due to insurance and liability concerns.

Social Media Marketing

ONE OF THE MOST IMPORTANT ASPECTS of selling your home! In this digital world, buyers search for, find, and fall in love with homes online. We have a strong social media presence and have the know-how to market your property and get all the likes, clicks and attention that your property deserves! We are also members of an Exclusive Listing Network that allows us to privately market your home to agents in your neighbourhood before it even comes to market. All of our social media ad spend is included in our package ($500-1000+).

Declutter-Packing-Organizing

We are lucky to have an organizer extraordinaire on our team that will assist you with decluttering, packing personal items and organizing clutter! This can be SUCH a help for busy professionals and families when preparing for staging day. We offer you up to 8hrs of our organizer’s time plus materials, depending on your specific needs.

Floorplans

Professional floorplans are always done for each of our listings. They are included in the listing package available to every agent on MLS.

Pre-List Home Inspection

We will book a home inspection to be done for your property. This will help prospective buyers to be informed about the systems and structure of your home. Providing this inspection report also aids in encouraging buyers to submit condition-free firm offers during multiple offer situations.

Listing Announcement to our Database of Thousands

The highlighted features of your listing will be sent to the thousands of people in our email database, along with a click through to the full listing on our website.

Housing for 10-day Listing Period

The period of time between Staging Day and Offer Day is generally 10 days. During this time it is often less disruptive to your work/personal life to live elsewhere during that time because of staging, photography and showings. We can provide accommodations for up to 2 people during that time when/if the need arises.

Print Marketing

Our magazine quality feature sheets provide the perfect take home for interested buyers when they visit your home. They include photography, floorplans and the details of your property, a list of your favourite things about your home and neighbourhood, and a list of upgrades you’ve made to the home.
